YOUR RESPONSIBILITIES

APARTMENT

  1. To keep the apartment and all the associated fixtures and fittings in a good state of repair.  
  2. To allow the Managing Agent or Landlord to enter the apartment at any reasonable time and upon reasonable prior written notice. 
  3. Not to interfere with the mechanism or any part of your front door.  
  4. Not to make any structural alterations to the apartment or to the external appearance. Non-structural alterations require consent from the Freeholder to be provided by the Managing Agent via the MyKRP app.  
  5. To promptly repair, resolve or report any issues arising within your apartment, including those that may impact other Apartments or residents.  
  6. To maintain all the apartment's dedicated safety systems, be able to evidence the same and ensure they are always fully operational. This would include but is not limited to the following: Internal fire doors,  Smoke alarm,  Any fire suppression system 
  7. Not to damage, remove, destroy, or otherwise interfere with any of the re safety prevention or compartmentalisation systems within the Apartment, the Building, or the Estate.  
  8. To use the apartment as a single private dwelling only.  
  9. Not to use the apartment for any illegal or immoral purpose or any trade or business but to use it only for a private residential occupation.

SUB LETTING

  1. Short letting, holiday lets, or other comparable letting forms are strictly prohibited. 
  2. Not to sublet the apartment for a term of fewer than 12 months. 
  3. To provide the Managing Agent with a valid address in the United Kingdom. 
  4. Not to sublet the apartment and the car parking to different parties. 

NEIGHBORLY LIVING

  1. Not to disturb other residents' quiet enjoyment of their property. 
  2. Ensure all your guests and visitors adhere to these regulations and the obligations set out within the lease. 
  3. To cover the cost should you or your guests cause any damage to the Estate or other areas. 
  4. Not to tamper with or prop open any doors within the Building or Estate. 

DELIVERIES

The Managing agent will accept a delivery made to a resident via the concierge, provided the resident has signed the required liability waiver. Please note postage will be delivered to your Apartment by Royal Mail. The Managing Agent will not accept any delivery which is: 
  • Greater than 1m x 1m x 1m in size, of excessive weight (over 10kg), quantity or volume, or unable to be reasonably moved by the site team.  
  • Consists of food, groceries, perishable items, hazardous goods, or other items which the Managing agent considers unsuitable to be held in the parcel room. 
Please note that there are no facilities within which food can be suitably stored. Therefore, any food delivery courier will be directed to your property so that you can receive the delivery directly. Inform the concierge team of any large item delivery; this will allow for possible arrangements such as lift cover protection, pre-condition checks, lift to set on priority, etc. 

REFUSE MANAGEMENT

  1. Residents will dispose of their daily household rubbish in the communal bin store located on the basement level and access through the core by the lift to "minus one" or stair. The bins will be separated into general refuse and recycling with labels to indicate which items can be placed inside. 
  2. All rubbish must be disposed of in the correct bin and securely tied bags, so there are no loose items. 
  3. Not to dispose of any dangerous, harmful, or flammable items/liquids within the bin store. 
  4. Not to litter anywhere in the Building or Estate, and to always use the litter bins provided. 
  5. Hammersmith and Fulham Consul offer a paid-for collection service for any Bulky items. Such collections must be arranged by yourself. Further information can be found by visiting:  https://www.lbhf.gov.uk/recycling-and-rubbish/bulky-waste-collections 

COMMUNAL AREAS

1. Do not smoke/vape/e-cigarette in the Common Parts or any other part of the Estate.  2. Not to block or obstruct any of the Common Parts.  3. Not to place or store items in the Common Parts, including immediately outside your Apartment front door.  4. Door mats are not permitted in the Common Parts. 5. Not to install any satellite or other transmission receiving dishes on the apartment or the exterior of the Building.  6. Not to use any barbeques anywhere within the Building or the Estate.  7. Not to play any ball games or other games within the Building or the Estate.  8. Not to use the cycle store to store any item apart from a bicycle. Before using the bike store, please ensure your bicycle is registered via the MyKRP app.

PETS

  1. Not to keep any pet without the prior written consent of the Freeholder, to be provided by the Managing Agent via the MyKRP app. 
  2. Other than trained service dogs, no animals are permitted in the Atrium area. 
  3. All pets must be kept on a leash and under their owners' control when in common areas.  

PARKING

1. In the event you own or have authorised access to a parking space, the following regulations should be adhered to: 2.  Not to fill the fuel tank of any vehicle parked in the parking area.  3. Not to keep any petroleum spirit or liquid in the car park other than that which may, from time to time, be in the appropriate tank of a vehicle parked.  4. Adhere to the relevant speed limits when driving within the development.  5. Not to clean or carry out any maintenance on the vehicle at the development.  6. Not to park any vans, caravans, boats, or heavy goods vehicles in the parking area.  7. All vehicles must be roadworthy and in a good state of repair and condition, adequately taxed, insured, and (if more than three years old) have an up-to-date and valid MOT certificate.  8. Not to store or keep any items in or around the Parking Space or Parking Area.  9. Not to use an electric charging space other than in accordance with the charging systems requirements.  10. To only use an electric charging space for the purpose of charging your electric vehicle.  11. Not to rent, loan, or offer your parking space to anyone who does not reside at King's Road Park. Unless you have allocated space (please refer to your lease), all the unallocated space operates on a first-come, first-served policy.

INSURANCE

  1. Not to do anything that would impact or invalidate any of the insurance policies in place at the development. 
  2. Contents insurance does not form part of the building insurance.  
  3. Adequate landlord insurance should be in place for sub-letting. 

STAFF

The site team comes to work to provide services for those who live and work at King's Road Park. It is crucial that they are always treated with courtesy and respect. 

WINDOWS

  1. All windows are fitted with a loaded restrictor which should only be disengaged for cleaning purposes. 
  2. The restrictor should be engaged at all times outside of any necessary maintenance or cleaning. 
  3. You are responsible for cleaning the accessible windows within your apartment.  Please take care when cleaning the external window surface and ensure that restrictors are re-engaged after cleaning.  The concierge team will provide help and advice on request. 
  4. The Managing Agent must immediately be advised of any window or balcony damage.  
  5. Not to hang any items such as washing, plants, or otherwise from any window.  
  6. Not to display any flag, banner, or sign of any nature whatsoever from any window or balcony forming part of the apartment so as to be visible from the exterior of the Building. 
  7. Windows and balconies must be closed during heavy winds, adverse weather, or when the Managing Agent advises. In addition, any loose or light items or objects should be removed from the balcony in heavy winds to prevent them from being blown off. 
  8. No combustible items should be stored on any of the balconies at any time. As a result, BBQs or flammable furniture is not permitted for the safety of all.
